Abstract:

The study of behaviors and factors affecting the purchase of housing estate in Lampang Province aims to: (1) study government’s policies on helping its people purchase houses; (2) study the behaviors of housing estate purchase; and (3) study the factors affecting the purchase of housing estate. This study was conducted by using questionnaire as an instrument for collecting 400 samples. Statistics used to analyze data were descriptive statistics which consist of frequencies, percentage of relationship of factors using rating scale, contingency table, and the Chi-square statistics.
The study results reveal that the government’s policies on helping its people purchase houses are the following: Government Housing Bank Government Savings and Krungthai Bank. The results obtained from studying the behaviors and factors affecting the purchase of housing estate reveal that most of the buyers were female, aged 36 – 40, single, bachelor’s-degree graduated, having approximately 25,001 – 30,000 baht of monthly income, and having 1 – 2 family members. The prices of the houses purchased were 1 – 1.99 million baht. The type of house was detached and one-storied house having 51 – 60 square wah (204 - 240 sq.m.) of area. The term of bank loan payment was 26 – 30 years. Houses near main streets with convenient transportation were highly considered.
Product factor was mostly considered, especially construction materials, following by price factor, especially the worthiness compared to the price and the location. The image of project owner with the previous projects.
The results obtained from determining the relationship reveal that levels of education and income are related to prices of purchased houses and that income is related to house area. Marital status and income are related to location of houses purchased as well.
