This independent study aimed to 1) investigate economic and social characteristics affecting the demands for housing at Treasury Department Housing Project, Chiangmai, and 2) examine the factors affecting the demands for housing at Treasury Department Housing Project, Chiangmai. The samples, from accidental sampling, used in the study were 400 people residing in Chiangmai. In addition, the data collection method was a questionnaire survey. The statistical analysis tools employed were frequency, average, standard deviation, T-test, and F-test. In case of statistical differences, LSD (Least-Significant Different) was used. The data was presented in tables.
The results revealed that the demands for housing at Treasury Department Housing Project, Chiangmai, in terms of Product (according the marketing mixed or 4P), the majority of the respondents, or 262 people (65.5%), chose detached houses, 124 respondents (31.0%) wanted 100 square meters of land, 214 respondents (53.3%) wanted two-story houses, and 228 respondents (57.0%) wanted 2 bedrooms. For Price, it was found that most of the respondents, or 317 people (70.3%), had a budget of 500,000 to 1,000,000 Bath to purchase a house. Also 198 respondents (49.5%) wanted to pay off a mortgage in more than 30 years. In terms of Place, 194 respondents (23.3%) learned about the Project from the Treasury Department’s website (www.treasury.go.th). Finally, for Promotion, most of the respondents, or 364 people (23.1%), wanted the Project to be near a market. Moreover, for facilities, 356 respondents (14.9%) wanted a security system.
In terms of the analysis of the demands for housing at Treasury Department Housing Project, Chiangmai, according to the perception factors, it was found that the overall level, including all 4 factors, was high. Furthermore, for the social factor, having the highest average, the security of life had the highest result. For economic factor, the increase income had the highest result. For psychological factor, the environmental impact assessment (EIA) had the highest result. Also, for regulations and law related to state property factor, the ability of the hairs to sublease the land after the tenants deceased had the highest level. Finally, it was suggested that the Treasury Department should disseminate the information concerning the Project through television, Facebook, email, and online because they were quick, convenient, and easy to understand.
The data also revealed that the demands for housing at Treasury Department Housing Project, Chiangmai did not have any correlation with the Treasury Department’s pilot Project which consisted of townhouses and apartments since the majority of the respondents wanted detached houses with 100 square meters of land and cost less than 1,000,000 Baht. Therefore, the Treasury Department had to consider several factors when commissioning the Project. For example, for psychological factor, the Project should aim at creating a mutual understanding between the state agencies and the people to create fairness and collaboration. For social factor, the Project should aim at improving the quality of life of the people and the society to avoid a conflict of interest, especially for the capitalists. The Treasury Department should also collect comments from other agencies for the benefits of the people. Finally, for the resource factor, the lands should be used for the maximum benefits and not create any pollution.
