This study aims to determine and evaluate factors for purchasing house in small land in Chiang Mai Province. Small land can mean townhouse, commercial buildings and twin house. The factors were analyzed using the Multinomial Logit model. The primary data were collected by mean of questionnaire from 400 customers living in Chiang Mai Province. The result based on factors including sex, age, marital status, education level and career showed that most customers preferred to purchase twin house. With the Marginal Effects from the Multinomial Logit model, it pointed out that the factors of house purchasing between townhouse when compared with twin house were utility space in the building, reasonable price, and friendly environment. The result from commercial buildings when compared with twin house showed more sensitive factors including seller’s/ project’s reliability, variety of house pattern, variety of modern architecture, utility space in the building, cost estimate from provincial land office, cost estimate from financial institute, beauty of environment, advertisement, convenient of communication with sellers, discount promotion and information service of sellers.
